REAL ESTATE | First look at new residential development concept plan at former Yahr Ready-Mix site

West Bend, WI – Third time may be the charm of developer Jim Emmer and friends as they prepare to go through the details of a concept plan Wednesday, April 6, 2022, before the West Bend Plan Commission for a development of 96 multi-family units and one of 115 units residences for the elderly, service residences and easy memory careurban development at the former Yahr’s Ready-to-use site on the south side of Sand Drive.

The plans were originally presented in July 2020 as Emmer and Brendan Sullivan proposed a multi-family and seniors housing development on an approximately 15.1-acre parcel of land at 285 Sand Drive.

Designs during the first phase of the project included a 108-unit multifamily building with market-priced apartments, including two 30-unit buildings with in-building parking and six eight-unit buildings with in-building parking on the eastern and southern part. of the construction site.

There would also be a senior living development in the northwest part of the site with a large building with 66 assisted living units and 29 memory care units. Four four-unit buildings for independent seniors would also be built and there would be a clubhouse and indoor swimming pool.

This proposal was rejected due to spacing issues and because a landscaping berm along the eastern edge of the property was actually part of the neighboring Tuckaway Subdivision and not the Emmer parcel.

There was a public hearing on December 1, 2020, the Planning Commission requested that the layout of the buildings be reversed so that the tops of the buildings on the east side of the project do not interfere with neighbours.

There are several development proposals on Wednesday’s agenda: construction of a five-person addition below at the southern end of the old Shopko (where the garden center once stood), expansion plans de Menards and a large project on Sand Drive with a 96-unit multifamily, 115 units residences for the elderly, service residences and easy memory carebed.

In early December 2021, West Bend Senior Partners’ proposal was again reviewed by the Planning Commission and there were still concerns regarding building layout, spacing, roof visibility to neighbors and the berm.

Emmer will present a new concept plan at the 6 p.m. meeting on Wednesday. The meeting is open to the public at West Bend City Hall.

Menards’ expansion request, 575 W. Paradise Drive, is interesting because the site is quite landlocked. Store officials say what was once a large store is quite small by today’s standards. The Menards expansion would be to the west of the current building as there is a request to combine two lots and then move the Park & Ride lot northwest of 2180 S. Main Street, which is the address by Meijer. Details are below.
